center;"&gt;&lt;/div&gt;&lt;div class="separator" style="clear: both; text-align: left;"&gt;&lt;br /&gt;&lt;u&gt;Unemployment Mortgage Assistance Program (UMA)&lt;/u&gt; – Intended to assist homeowners who have experienced involuntary job loss. UMA will provide temporary financial assistance in the form of a mortgage payment subsidy of varying size and term to unemployed homeowners who wish to remain in their homes but are in imminent danger of foreclosure due to short-term financial problems. These funds can provide up to six months of benefits with a monthly benefit of up to $3,000 or 100% of the existing total monthly mortgage, whichever is less.&lt;/div&gt;&lt;div style="text-align: left;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: left;"&gt;&lt;u&gt;Mortgage Reinstatement Assistance Program (MRAP)&lt;/u&gt; – Intended to assist homeowners who have fallen behind on their mortgage payments due to a temporary change in a household circumstance. MRAP will provide limited financial assistance in the form of funds to reinstate mortgage loans that are in arrears in order to prevent potential foreclosures. These funds can provide benefits of up to $15,000 per household. &lt;/div&gt;&lt;div style="text-align: left;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: left;"&gt;&lt;u&gt;Principal Reduction Program (PRP)&lt;/u&gt; – Intended to assist homeowners at risk of default because of an economic hardship coupled with a severe decline in the home’s value. PRP will provide capital to reduce outstanding principal balances of qualifying borrowers with negative equity. Principal balances will be reduced in an effort to prevent avoidable foreclosures and promote sustainable homeownership. The principal reduction program will most likely be a prelude to loan modification. (Servicers that contribute through matching funds increase the benefit for homeowners).&lt;/div&gt;&lt;div style="text-align: left;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: left;"&gt;&lt;u&gt;Transition Assistance Program (TAP)&lt;/u&gt; – Intended to promote community stabilization by providing homeowners with relocation assistance when it is determined that they can no longer afford their home. TAP will be used in conjunction with a servicer-approved short sale or deed-in-lieu of foreclosure program in order to help homeowners transition into stable and affordable housing. Homeowners will be responsible to occupy and maintain the property until the home is sold or returned to the servicer as negotiated. with several&amp;nbsp;investors and&amp;nbsp;first-time buyers lately&amp;nbsp;and I've noticed that when searching the MLS listings of available homes&amp;nbsp;under $400,000 just about every&amp;nbsp;"Active" property listed in Rancho Santa Margarita,&amp;nbsp;Lake Forest, Mission Viejo and Laguna Hills&amp;nbsp;is a &lt;a href="http://www.kathyforhomes.com/template1/nextpage.asp?mnu=192913"&gt;Short Sale&lt;/a&gt;.&amp;nbsp; The Equity Sales and the REOs (&lt;a href="http://www.kathyforhomes.com/template1/nextpage.asp?mnu=192913"&gt;foreclosures&lt;/a&gt;) are just about all&amp;nbsp;in Escrow!&amp;nbsp; Multiple offers are being written on all of my listings and when I'm writing offers for buyers we are going up against other buyers writing offers too.&amp;nbsp; This has been going on for about the last three weeks.&amp;nbsp;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family: Verdana, sans-serif;"&gt;It's&amp;nbsp;tough for a buyer in a hurry&amp;nbsp;because a Short Sale takes time to process... 4 months on average.&amp;nbsp;&amp;nbsp;An approved Short Sale at-best will take 60 days to close.&amp;nbsp; But it can be done and buyer patience is key.&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family: Verdana, sans-serif;"&gt;It's a very interesting turn of events after a slow winter and my 10 hour days have turned into 12 hour days, but I thrive on this kind of crazy market.&amp;nbsp; Even my X talked more than me.&amp;nbsp; I'm different from most women that way.&lt;br /&gt;&lt;br /&gt;So I have two new foreclosure listings that have been occupied.&amp;nbsp; My job is to let the owners know that they are no-longer the owners, and try to negotiate a move-out date with the incentive of giving them a check.&amp;nbsp; In the business we call it CFK... Cash For Keys.&amp;nbsp; But officially it is "Relocation Assistance".&amp;nbsp; I no longer use the word Cash for Keys with a former-owner since one refused to take the check and hand over the keys because he wanted CASH!&amp;nbsp; So I'm watching my words more carefully.&lt;br /&gt;&lt;br /&gt;&lt;div class="separator" style="clear: both; text-align: center;"&gt;&lt;a night a former-owner who had threatened me with her German Sheppard when I tried to offer her CFKs a few weeks ago moved out!&amp;nbsp; She did not repspond to my offer of $1900 and just left.&amp;nbsp; I know she was a single mom.&amp;nbsp; When securing the property this morning I held my breath ready to see what damage she did that was worth more than $1900 to her.&amp;nbsp; Well all she did was take some knobs off of cabinet drawers and remove one light fixture and two coverplates from a downstairs bathroom.&amp;nbsp; Did she run out of time?&amp;nbsp; Those little items must have been so sentimental to her that she wanted them more than a check for $1900.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;I find this sad because I'm sure the money could have helped her pay for her move.&amp;nbsp; I mean, moves cost way more than $1900.&amp;nbsp; Also, she left behind the dog dishes and dog bed... guess the pooch was no longer of use to her.&amp;nbsp; I was happy it wasn't inside the house and I hope it has a good home.&lt;br /&gt;&lt;br /&gt;Now tomorrow will be a better day.&amp;nbsp; Tomorrow I meet a former-owner to get her keys and give her a check for The survey has tracked American attitudes toward homeownership since 2009. &lt;/div&gt;&lt;div style="border-bottom: medium none; border-left: medium none; border-right: medium none; border-top: medium none;"&gt;&lt;/div&gt;&lt;br /&gt;&lt;div style="border-bottom: medium none; border-left: medium none; border-right: medium none; border-top: medium none;"&gt;Although foreclosures and underwater homes continue to plague today’s housing market, the survey found that 70 percent of Americans still view homeownership as being part of their American Dream. In fact, more than three out of four homeowners (78 percent) say their homes are the best investment they ever made. &lt;/div&gt;&lt;br /&gt;Conversely, only 20 percent feel trapped in their “underwater” homes, while 14 percent said they would walk away from their mortgage in a heartbeat if they could.&lt;br /&gt;&lt;br /&gt;Pete Flint, Trulia’s co-founder and COO, says it’s “important to get inside the heads of Americans and understand how they really feel about the housing market.”&lt;br /&gt;&lt;br /&gt;Flint says so much time has been spent focusing on the foreclosure crisis and negative equity that “we fail to realize that more than 3 out of 4 homeowners are happy with their home purchase and investment.” &lt;br /&gt;&lt;br /&gt;Flint himself admits that he was “surprised” by the latest survey results. “Contrary to popular belief, the American Dream of homeownership has not turned into an American nightmare,” he said.&lt;br /&gt;&lt;br /&gt;The fact that seven out of 10 Americans still view homeownership as part of their personal American Dream is “a very positive sign for the housing market’s recovery,” Flint said. &lt;br /&gt;&lt;br /&gt;Although many of today’s young adults came of age during the housing crash, more than one in four (26 percent) say their views on owning a home have become more positive over the past six months. With 88 percent of 18-34 year old renters aspiring to be homeowners, Trulia says this new generation of buyers will likely play a crucial role in stabilizing the real estate market.&lt;br /&gt;&lt;br /&gt;While the outlook seems brighter, it will likely be a while longer before things really turn around. Trulia’s survey found that most would-be homeowners are in no rush to buy. Fifty percent of renters say they won’t be purchasing a home until after 2013. Only 4 percent say they have plans to buy within the next six months.&lt;br /&gt;&lt;br /&gt;“Although the American Dream of homeownership remains surprisingly strong, it will not be an immediate reality for most people,” commented Tara-Nicholle Nelson, consumer educator for Trulia. &lt;br /&gt;&lt;br /&gt;“Uncertainty has caused most would-be buyers across the nation to play a waiting game with the market, leading them to put their home purchases on hold for at least two years,” Nelson said. “However, new data shows that most renters in the South and West have long-term plans to buy, which is great news for America’s hardest-hit regions.”&lt;br /&gt;&lt;br /&gt;While most prospective buyers are holding out for a couple of years, there’s some that have begun at least shopping around. &lt;br /&gt;&lt;br /&gt;“In fact, we’re seeing a national resurgence of buyer and seller activity on Trulia.com,” Flint said. “In January alone, we experienced an unprecedented level of site traffic including 11 million unique visitors – which is more than 70 percent year-over-year growth. We’ve seen leads to agents increase 60 percent year over year and are now experiencing 100,000 property views per minute.”&lt;br /&gt;&lt;div style="border-bottom: medium none; border-left: medium none; border-right: medium none; border-top: medium none;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="border-bottom: medium none; border-left: medium none; border-right: medium none; border-top: medium none;"&gt;Flint stressed, however, that one grave concern going forward is still &lt;a href="http://www.kathyforhomes.com/template1/nextpage.asp?mnu=196852"&gt;foreclosures&lt;/a&gt;. He says until the industry gets a handle on the still-rising numbers and banks stop adding repossessed properties to their inventories, we’ll continue to bounce along the bottom. He expects the bouncing to continue for at least the next 12 to 18 months. &lt;/div&gt;&lt;div style="border-bottom: medium none; border-left: medium none; border-right: medium none; border-top: medium none;"&gt;&lt;br /&gt;&lt;/div&gt;Still, Flint said, “Today, I’m more positive about the housing market than I have been in the last three years. The changes will increase the number of eligible borrowers who may participate in the program and should expedite approvals:&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;(1) A borrower's reason for relocation no longer needs to be connected to employment nor be of a certain distance from the property. Borrowers may have moved up to 12 months before certain dates in the HAFA process but may not have purchased another home.&lt;br /&gt;&lt;br /&gt;(2) Servicers are not required to determine if the borrower's total monthly mortgage payment exceeds 31% of gross income. Borrowers will still be required to show a hardship.&lt;br /&gt;&lt;br /&gt;(3) Servicers are now required to communicate approval, disapproval, or a counter offer no later than 30 calendar days after receiving an (i) executed sales contract, (ii) Alternative Request for Approval of Short Sale, and (iii) a signed Hardship Affidavit.&lt;br /&gt;&lt;br /&gt;(4) If an unsolicited borrower requests HAFA, the servicer has 30 calendar days to determine the borrower's eligibility and, if eligible, send the borrower the Short Sale Agreement.&lt;br /&gt;&lt;br /&gt;(5) HAFA will no longer impose a 6% cap on payments to each subordinate mortgage/lien holder. type='text'>Chapter 13 Saves Family From Foreclosure</title><content type='html'>Last week I was assigned&amp;nbsp;a Bank Owned listing&amp;nbsp;in RSM and went to the house to do my Occupancy Check.&amp;nbsp;&amp;nbsp;Six adults and two kids were living there.&amp;nbsp; The Owner told me his attorney told him he didn't have to move.&amp;nbsp; So I left and&amp;nbsp;called my Title Rep at California Title&amp;nbsp;and within just minutes of my call she called back and had&amp;nbsp;discovered that 2 hours before the house was sold at the Trustee Sale the Owners had&amp;nbsp;filed a Chapter 13 Bankruptcy!&amp;nbsp; They should have been protected from the Trustee Sale but the County didn't have time to update all the records before the Sale.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;So this was the first REO listing I had where I&amp;nbsp;called the owner and told him I was no longer assigned to sell his house and it had been removed from inventory!&amp;nbsp; It was nice to have a type='text'>One-Day Freddie Mac Auction Blitz Announced</title><content type='html'>Freddie Mac Annouced that their HomeSteps Division is going to have a one-day Auction of &lt;a href="http://www.auction.com/auction-details.php?auctionID=F-005#;"&gt;111 Riverside County and San Bernardino foreclosed homes&lt;/a&gt;.  Buyers of these homes may also qualify for closing costs and/or downpayment assistance.&lt;br /&gt;This Auction will be split into a morning and afternoon session.  The morning session is for first time homebuyers only.  The afternoon session is for buyers buying a principal residence (not an investment property).  &lt;br /&gt;The Auction is closed to the Public and you must have your Realtor Register you and go with you to preview the homes several days before the event.&lt;br /&gt;I am not a fan of Foreclosure Auctions because of the risk involved, but this Freddie Mac Auction appears to be different because they claim that the homes have been inspected and repaired. (They are "as is" purchases with no additional repairs made).&lt;br /&gt;This comes down as part of the &lt;a href="http://hud.gov/offices/cpd/communitydevelopment/programs/neighborhoodspg/"&gt;Neighborhood Stabilization Program&lt;/a&gt; (NSP) put together by President Obama.  &lt;br /&gt;These homes will be under contract in time for buyers to take advantage of the many available tax credits before the cutoff deadlines.&lt;br /&gt;Buyers must Authorize a 5% charge to their credit card to show their "earnest money".
